What are the options when it comes to two-storey homes? Is there much choice, and if so, what are the choices?
There are a number of choices available to home buyers and this will vary depending on the customer’s requirements. Some of the options include the following:
What are you finding is popular in terms of layout ie where are bedrooms/bathrooms/kitchens being positioned?
Customers that live in coastal regions and have holiday homes are choosing the ‘upside down’ layout where the kitchen is located upstairs and there are a number of formal and informal living areas on both floors of the home. The children’s bedrooms are situated downstairs and the master is upstairs with the option to the front or the rear (and the living areas accordingly) depending on the house type.
The integrated kitchen, family and dining area has been designed as the hub of the home where all of the action takes place. This space has a direct view to the outdoor room, perfect for entertaining or relaxing at any time of the year.
What sort of materials are being used?
There is a range of materials that can be used and this will vary depending upon the customer’s budget, location and façade. Some materials include matrix, linear, face brick, external tiling, render, 50ml bricks and split-face bricks.
When building a home, you usually select two or three materials that compliment each other. If the home is modern, you may choose render and matrix and if the design is coastal you may use weatherboard and split-face render.
What are the challenges that come with designing two-storey houses?
The biggest challenge is to ensure that the ground floor and the first floor compliment one another and to build them in the most cost effective manner. We usually start with the ground floor but you always need to bear in mind what’s happening upstairs.
A further challenge is to make the home as practical and liveable as possible.
What sort of design do you feel works best when it comes to two-storey houses?
This will always depend upon what the customer’s requirements are. If they are a family that have teenage children, a design that is ideal is one that includes the master suite on the ground floor and a secondary master upstairs with additional bedrooms that have two-way access to a bathroom. A leisure room also provides teenagers or young children with space to entertain while mum and dad have their own area to spend time with friends in the home theatre room, rumpus, informal dining area or elegant sitting room.
The home always needs to be designed with the customer in mind. We live in a time where people enjoy entertaining at home so it is very important to ensure that each member of the family is happy to live there with a number of indoor/outdoor living areas and private space.
